Does anyone mind sharing a copy of their city/county Condemned Building signs.ย  Wanting to use the same one for a residence or a business. Thanks so much in advace.

Your Ordinance should provide you with the wording. The placard can be of any BRIGHT color and be placed in a placeย  on the structure as to be easily seen. I have pasted the City of Albany's ordinance to show how your ordinance can be set up or to verify you have an ordinance that provides for the authority to placard. I highlighted the words we use. Also we use the IPMC code to placard and reference for citation.

Sec. 36-76. - Owner's failure to comply to repair or demolish dwelling, building or structure
(a)If the owner fails to comply with an order to repair or demolish the dwelling, building or structure, the public officer may cause such dwelling, building or structure to be repaired, altered, or improved or to be vacated and closed or demolished. Such abatement action shall commence within 270 days after the expiration of time specified in the order for abatement by the owner. Any time during which such action is prohibited by a court order issued pursuant to O.C.G.A. ยง 41-2-13 or any other equitable relief granted by a court of competent jurisdiction shall not be counted toward the 270 days in which such abatement action must commence. The public officer shall cause to be posted on the main entrance of the building, dwelling or structure aย placardย with the following words:

"This building is unfit for human habitation or commercial, industrial, or business use and does not comply with the applicable codes or has been ordered secured to prevent its use in connection with drug crimes or constitutes an endangerment to the public health or safety as a result of unsanitary or unsafe conditions. The use or occupation of this building is prohibited and unlawful."

Hi Mary, I have a placard that I use for Unsafe for Human Habitation that you can modify to you needs if you would like a copy. If your jurisdiction has adopted the IPMC, the only changes you will need to make are the violations. Let me know if you want a copy.ย

This placard has worked very well.ย It is not a condemnation order and we do not use it as a "order" to vacate, although it is usually seen as one by the occupants. We have used it with squatters and they generally vacate. It is legal notification that the house should be vacated, which relieves the jurisdiction of liability should harm come to occupants. At the time that we post this, we post a NOV letter outlining the violations. (Posted in sheet protectors, attached to all doors.)

This is usually what we post in the early stages of abatement action when a dangerous structure is occupied, or if we have an uncontrolled septic leak, or similar egregious violation. If this placard does not cause the occupants to vacate, we pursue a court order to vacate.

This placard is based on the IPMC codes.
